There Is More On The 88films Release Than The Screenbound Release that one as a Commentary and the 91 minute Making of The Haunted House of Horror 2019 documentary.

The Screenbound comes with a booklet, lobby cards and poster and features a commentary from the director Michael Armstrong which is missing from 88's release and a 91 minute making of.

What more do i actually need?

I suppose not necessarily anything my friend. Just at first glance it seemed a more extras heavy release from 88. Strange that they've not included the directors commentary but have added two others.

This will be another 3 tier release thing, the blu ray ?16.99 the 4k standard ?24.99 and the 4k ltd edition with all the added stuff (poster, booklet etc) ?34.99 (we used to get the ltd 4k with the same added extra's for ?24.99 not too long ago, i wont pay these prices so it's back to standard blu ray for me.
